Lease terms

LEASE TERMS Utilities: Tenant shall be responsible for payment of all Gas, Electric, and Internet/Cable services during the term of this Lease. Failure to maintain utility accounts in good standing may be deemed a breach of this Lease. Smoking & Pets: Smoking of any kind and the keeping of pets are strictly prohibited anywhere on the premises. Any violation shall result in a $250.00 fee per occurrence in addition to any costs associated with cleaning, odor removal, or damages. Yard Maintenance: Tenant is responsible for the upkeep, mowing, watering, and general maintenance of both the front and back yards. Irrigated water is provided for lawn and landscaping use only. Failure to maintain the yard in a clean, safe, and presentable condition will result in the Landlord arranging for maintenance, with all costs billed to the Tenant plus a $50.00 administrative fee per instance. Prohibited Items: No tires, car batteries, unregistered or inoperable vehicles, or non-household waste may be stored or left on the property. Any violation will result in a $100.00 fee per item, per month until removal, in addition to any removal or disposal costs incurred by the Landlord. Landlord's Right to Remedy: If Tenant fails to comply with the above provisions, Landlord may enter the premises (with proper notice as required by law) to correct the violation. All related costs, fees, and damages shall be the sole responsibility of the Tenant and will be considered additional rent due under this Lease.
