Lease terms

Minimum lease term is 12 months. Monthly rent is $850, with a $750 security deposit due prior to move-in. Landlord pays water and trash service. Tenant is responsible for electricity and natural gas. Applicants must have a minimum credit score of 650, a verifiable gross monthly household income of at least three (3) times the monthly rent, no eviction judgments within the past five (5) years, and no outstanding balances owed to any previous landlord or utility company. Applicants who do not meet these minimum qualifications will not be considered. All occupants 18 years of age or older must complete a rental application, pass the screening process, and be approved by the Landlord before occupying the property. Unauthorized occupants are not permitted. Tenants are expected to maintain the property in a clean and sanitary condition, promptly report maintenance issues, and are responsible for any damage caused by themselves, members of their household, or their guests. Applications will be evaluated based on credit history, income verification, employment history, rental history, criminal background screening, and compliance with all applicable federal, state, and local fair housing laws.
