Lease terms

12-month lease preferred. Lease must comply with HOA rules and City of Rolling Meadows rental requirements. Tenant must obtain renter's insurance before move-in and maintain it during the lease. Owner pays the monthly HOA fee and mortgage. No utilities are included in rent. Tenant is responsible for all utility and service bills for the unit, including electric, gas, water, sewer, trash, internet, cable, and any other tenant-selected services, unless otherwise stated in the final lease or required by the utility provider. No smoking or vaping inside the unit, garage, balcony/patio, or common areas. Quiet hours are 10:00 PM to 8:00 AM. Parking includes one garage space and one driveway space. Tenant vehicles must be registered with the HOA if required. HOA parking sticker fee is $25 per vehicle, maximum 3 vehicles. Guest parking placards are $25 each if needed or replaced. Pets are allowed only with prior written approval. Maximum 2 approved pets total. Cats and small dogs under 40 lb only. No large dogs. Approved pets require a $300 non-refundable pet fee and $25/month pet rent per pet. Assistance animals are not pets and are handled according to applicable law. Tenant must follow all HOA rules, city ordinances, pet rules, parking rules, garbage rules, and move-in rules. Tenant is responsible for any HOA fines, city violations, damage, pet damage, odor remediation, or common-area charges caused by tenant, occupants, guests, vehicles, or pets. Move-in is subject to final lease signing, required funds, renter's insurance, City rental license requirements, and HOA lease packet acceptance.
