Lease renewal is subject to approval by the Lessor and execution of a written renewal agreement. Monthly Rent: $2,400/month Security Deposit: $2,500 security deposit required prior to move-in. Utilities: Tenant is responsible for arranging and paying all utilities associated with the property, including water/sewer, electricity, natural gas, waste service, and communications services. Pets: No pets permitted. Any animal accommodation requests will be handled in accordance with applicable law. Smoking: No smoking permitted inside the property. Occupancy: All occupants must be disclosed and approved prior to move-in. Maximum occupancy limits apply. HOA Community: Property is located within a managed HOA community. Tenants are required to comply with all applicable HOA rules, regulations, and community standards. Maintenance Responsibilities: Tenant is responsible for maintaining the interior of the home in a clean and sanitary condition and for routine upkeep of the designated private yard area. The HOA manages most common landscaping responsibilities. Tenant is responsible for maintaining the fenced private-use outdoor area, including routine lawn care. Vehicles: Vehicles must be operable and properly maintained. Parking and vehicle storage must comply with HOA requirements. Boats, trailers, RVs, and similar vehicles are not permitted without prior written approval. Application Requirements: All applicants must complete a rental application and provide accurate information regarding rental history, employment/income, and other required screening information. Approval is required prior to lease execution. Additional Information: Tenant will be responsible for complying with all lease terms, community rules, and property care requirements. The home is intended for respectful long-term occupancy.
