Lease terms

Initial lease term is 12 months unless otherwise agreed in writing. Tenant is responsible for payment of water, sewer, electricity, internet, cable, telephone, and all other utility services except trash collection. Landlord provides trash service. Renters insurance is required and must be maintained throughout the tenancy. No smoking, vaping, or use of tobacco products is permitted inside the residence, carport, or any enclosed structures on the property. Marijuana smoking is also prohibited inside the residence. Occupancy is limited to approved tenants listed on the lease. Subletting, assignment of the lease, and short-term rentals (including Airbnb, VRBO, and similar services) are prohibited. Tenant is responsible for maintaining the property in a clean, safe, and sanitary condition and for promptly reporting maintenance issues. Landscape maintenance responsibilities, if any, will be specified in the lease agreement. Pets may be considered subject to landlord approval, pet screening, and applicable deposits or fees where permitted by law. Unauthorized pets are prohibited. Parking is limited to designated areas. Storage of inoperable vehicles, recreational vehicles, trailers, boats, commercial equipment, or other oversized vehicles may be restricted or prohibited. All applicants are subject to screening, including verification of income, employment, rental history, credit history, and background information as permitted by law and consistent with the landlord's published screening criteria. Property rules, maintenance responsibilities, and additional terms will be outlined in the lease agreement and must be complied with throughout the tenancy.
