SCREENING CRITERIA Applicants should have a credit score of 680 or higher. However, Owner reserves the right to consider compensating factors, including income, rental history, and additional security, in evaluating each application. Applicants must demonstrate verifiable gross monthly income of at least three (3) times the monthly rent. UTILITIES Tenant shall be responsible for the payment of all utilities and services provided to the Premises, including, but not limited to, gas, electricity, water, sewer, internet, cable or satellite services, and trash, recycling, and yard waste collection services. Tenant shall establish and maintain all applicable accounts in Tenant's name during the term of the tenancy and shall pay all charges when due. GARDENING SERVICES Owner shall arrange and pay for routine gardening services for the Premises. Tenant shall provide reasonable access to all landscaped areas for scheduled gardening services, shall not interfere with such services, and shall not remove, alter, install, or modify any landscaping without Owner's prior written consent. OCCUPANCY The maximum occupancy for the Premises is generally limited to six (6) persons. Occupancy standards will be applied in accordance with applicable federal, state, and local fair housing laws. PETS A maximum of two pets is permitted, subject to Owner's prior written approval. Upon move-out, the reasonable cost of any cleaning, deodorizing, pest treatment, or repairs required due to pet-related damage beyond ordinary wear and tear may be deducted from the security deposit, subject to applicable California law. SECURITY DEPOSIT The total security deposit shall be equal to one (1) month's rent. The security deposit may not be applied toward the payment of the last month's rent or any other rent due under this Agreement. RENTERS INSURANCE Tenant shall maintain renters insurance throughout the tenancy with a minimum personal liability coverage limit of One Hundred Thousand Dollars ($100,000). Tenant shall provide proof of such coverage prior to occupancy and upon Owner's request thereafter. SMOKING Smoking, vaping, or the use of any tobacco products, marijuana, or other substances is prohibited inside the dwelling, garage, and any enclosed areas of the Premises. UNAUTHORIZED OCCUPANTS Any person not listed in this Agreement who occupies or resides at the Premises for more than fourteen (14) consecutive days, or more than thirty (30) cumulative days within any twelve (12)-month period, without Owner's prior written consent, shall be deemed an unauthorized occupant and may constitute a violation of this Agreement. MAINTENANCE OF PREMISES Tenant shall maintain the Premises in a clean, sanitary, and safe condition and promptly notify Owner of any condition requiring repair. Tenant shall be responsible for damage caused by Tenant, occupants, guests, or pets beyond ordinary wear and tear.
