Tenant is responsible for electric for unit, lawn, and snow. Tenant is provided one spot in garage and on-street parking. No smoking in property. Tenant is allowed one small pet. Any minor maintenance (burnt out lightbulbs, etc), $50 or less to fix, is the responsibility of the tenant. Any minor plumbing issues within unit, are the responsibility of the tenant. Monthly rent is $1150 with a $2300 security deposit. Rent is due on or before the 1st of each month. If rent is paid between the 2nd and the 5th, a $100 late fee is incurred. If rent is not paid by the 5th, a 5-day notice to pay or vacate is issued. If not paid or vacated by the 10th of the month, eviction will be filed. Tenant must have minimum of 550 credit score, references of previous landlord, and no previous evictions/current open cases. Tenant must also show income exceeding 3x the monthly rent, $3300/M.
