Lease terms

- Lease Term: Preferred 12-month lease. Longer lease terms may be considered. - Availability: The home is available for occupancy on the advertised availability date. - Move-In Condition: The home will be professionally cleaned, and any necessary repairs will be completed prior to the tenant's move-in. - Security Deposit: $2,000 security deposit. - Application Requirements: All applicants are subject to an application, background check, credit review, income verification, employment verification, and rental history verification. - Income Requirements: Household gross monthly income should generally be at least three (3) times the monthly rent. - Credit Requirements: Applicants should demonstrate responsible credit history. Credit score is considered along with overall financial qualifications and rental history. - Utilities: Monthly rent does not include utilities. Tenant is responsible for establishing and paying for all utility services, including electricity, natural gas, water, sewer, trash service, internet, cable, and any other applicable utility charges. - Appliances: The home includes the major kitchen appliances. A clothes washer and dryer are not included in the base rental but may be provided for an additional monthly fee or by separate agreement. - Lawn Maintenance: Tenant is responsible for routine lawn care and landscape maintenance, including mowing, edging, trimming, weeding, watering (as needed), leaf removal, and keeping the property neat and attractive. Landlord-provided lawn service may be available for an additional monthly fee. - Maintenance Responsibilities: Tenant is responsible for replacing HVAC filters, changing smoke detector batteries and light bulbs as needed, maintaining the lawn, and promptly reporting maintenance issues. Landlord is responsible for major repairs resulting from normal wear and tear. Tenant is responsible for damage caused by negligence or misuse. - Pest Control: Tenant is responsible for routine pest control and housekeeping practices that discourage pests. Landlord will address structural or pre-existing pest issues not caused by the tenant. - Pets: Pets may be considered on a case-by-case basis with prior landlord approval. Additional pet deposit and/or monthly pet rent applies. Breed, size, and number restrictions may apply. - Smoking: Absolutely no smoking or vaping is permitted inside the home. - Occupancy: Occupancy is limited to approved tenants listed on the lease. - Rent Payments: Rent is due on the first day of each month. Late fees will apply if rent is not received by the due date as specified in the lease agreement. - Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term and provide proof of coverage prior to move-in. - Subletting: Subletting, assignment of the lease, or short-term rentals (including Airbnb or similar services) are prohibited without prior written consent of the landlord. - Parking: Parking is permitted in the driveway and designated parking areas only. No parking on the lawn. - Fair Housing: This property is offered in accordance with all applicable federal, state, and local Fair Housing laws. All applicants will be evaluated using the same objective screening criteria. - Negotiable Items: The inclusion of a clothes washer and dryer and/or landlord-provided lawn maintenance may be negotiated as part of the lease agreement and may result in an adjusted monthly rental rate.
