      Terms at 2821 N Rapid Creek Way

      Minimum Qualification Standards: 1) Must have documentable monthly income of at least THREE TIMES monthly rent 2) Minimum FICO credit score of 600 3) Must have positive rental references for the previous five years 4) History of evictions or judgements is not accepted 5) Must pass background check. NO SMOKERS, and all adults aged 18 and above must be present on the lease agreement, and pass the minimum qualification standards as well. Small dogs are allowed (up to maximum of two in total), upon delivery of an additional $1,000 security deposit. Tenants pays all utilities (sewer, water, gas, etc.), all of which must be transferred in tenant's name immediately following signing lease. Similarly, the security deposit and first month and last month's rent are due upon lease signing via certified funds. Rent includes professional weekly landscaping and lawn maintenance in season, along with weed treatment as needed and spring/fall clean ups. Tenant responsible to report in a timely manner all maintenance requests and concerns. Maintenance requests are treated with urgency and addressed in a timely manner. Tenant responsible for changing light bulbs and batteries, with property management to screen any additional requests beyond such routine upkeep. Tenant must keep unit in clean, safe, good working order through the duration of the agreed upon lease term.
