Lease Terms & Screening Criteria: Monthly Base Rent: $2,195. Utilities: Tenant is responsible for all utilities, including gas, electricity, water, and lawn maintenance. Income Requirement: The applicant's verifiable gross monthly household income must exceed 3 times the monthly rent (Minimum $6,585/month). Unverifiable income will not be considered. Credit & Background: A minimum credit score of 630 is required. A thorough background and credit check will be conducted on all applicants over 18. Rental History: No prior evictions or unpaid judgments from previous landlords. Identification: Applicant must provide current government-issued photo identification and a valid Social Security Number. Smoking Policy: Strictly NO SMOKING allowed inside the premises. Occupancy: Occupancy is limited to a maximum of 2 people per bedroom. Move-out Cleaning: Upon move-out, the tenant is required to have all carpets professionally deep-cleaned and must provide the original receipt from a professional cleaning service. Pet Policy (If Applicable): Pets are negotiable and subject to the landlord's approval. Non-refundable Pet Fee: A $300 one-time non-refundable pet fee is required per approved pet due at move-in. Monthly Pet Rent: An additional $30 per month, per pet, will be added to the monthly rent (e.g., total monthly payment for one pet is $2,225). Breed Restrictions: Aggressive breeds are strictly prohibited due to insurance requirements. Up-to-date veterinary and vaccination records, along with a current photo of the pet, must be submitted with the application.
