Lease terms

Utilities & Maintenance: Tenant is responsible for all utilities, including water, gas, electricity, trash, and sewage. Tenant is responsible for landscaping in the front and on the sides of the house. Landlord covers the internet service. Landlord will cover trimming of weeds on the backyard slope once per year. Rent & Deposit: First month's rent and the last month's rent are due at signing. Rent is due at the beginning of each month. Security deposit: $5,500, refundable at move-out, provided there is no damage beyond normal wear and tear. Tenant is responsible for the cost of the credit check. Furnishings & Appliances: The home is move-in ready and furnished. Tenant is responsible for any damage to the furniture or appliances. Costs for repairs or replacement may be deducted from the security deposit at move-out. Refrigerator, dishwasher, washer, dryer, and microwave are the tenant's responsibility to repair or replace. Insurance: Tenant is required to maintain renter's insurance throughout the tenancy. Tenant is also required to obtain HomeServe coverage for the HVAC, plumbing, water heater, and electrical systems. Smoking & Pets: No smoking is allowed on the property. No pets are allowed. Additional Terms: Tenant is responsible for any damage caused to the home, furnishings, or appliances. The jacuzzi is currently not operational and will remain covered at all times.
