Minimum 1 year Lease. Can not be subleased. All internal repairs at Lessees cost if damage is due to Lessees negligent, including repair and maintenance of appliances, toilets, showers, and sink. Broken Glass, electric and plumbing as well as pests' control if needed. All utilities at Lessees cost. Home cannot be used to share with other families. Maximum 3 adults over 18 years. Any unpaid utility bills not paid in 30 days are paid by Land and is added to next month's rent with and added $20.00 penalty for each week unpaid form the utility invoice date. A minimum of 60 days' written notice of termination is required. No Smoking inside the house. Property is leased as it is and current condition. Lessees to do their own investigation of any detail or requirement at their own cost. Preferably before signing the agreement. Lessor maintains the right to visit the premise with 24 hours' notice. Lessor may also can make repairs during the term of this lease.
