Lease terms

Welcome to your new home! We are offering an initial 6 months to a year lease lease, with the option to renew for a full year after the initial term. Key details about the property: Rent and Payments: The monthly rent is $1800, due on the 1st of each month. Payments can be made via mail, check, bank transfer. Security Deposit: A security deposit of 2000 is required. The deposit will be held in accordance with state and local laws and returned to you within 30 days of the lease ending, provided the property is left in good condition. Late Fees: Rent is considered late after 5 days, and a late fee of $65 plus $10 for each additional day will be charged. Pet Policy: We welcome your "fur babies" and require a $600 non-refundable pet deposit per animal, along with an additional $75 in monthly pet rent per pet. Please specify the type and breed of your pet, as some restrictions may apply. Smoking: This is a non-smoking property; smoking is strictly prohibited inside the home. Utilities: All utilities are the tenant's responsibility. The utilities are electricity, water (the home is on a septic system), garbage, and any desired internet or cable services. Maintenance: The tenant is responsible for routine upkeep, such as yard maintenance, driveway care, and cleaning the gutters. Required Insurance: Tenant insurance is required for the full term of the lease. Occupancy: The number of occupants is limited to 2 people, and only those listed on the lease are authorized to reside in the home. Landlord Access: For non-emergency repairs or inspections, the landlord will provide 48 notice before entering the property. Exclusions: The on-site studio and carport are not included in the lease and are currently under renovation. The ADU will available for rent for and additional $2000 per month if interested when completed.
