Lease terms
All utilities are included in the monthly rent: Water, sewer, electric, trash, and amenity fee. Lease term is limited to a minimum of 3 months to a maximum of 12 months. Cancellation and/or Early Termination of lease term will default security deposit and last month. Lease term will require payment every month no later than the 5th of every month or all payment of lease term due at move in date. Late payment fees begin accruing on the 6th of every month for a fee of $30 per day until the full monthly rent plus late fees are fully paid. Security deposit is fully applied to any needed repairs regardless of extent or type; this deposit goes towards carpet shampooing, repainting, wall repairs, anything broken, loose, or discolored, furniture misuse, leg tightening, scratches, loose curtain rods, broken mirrors, etc. Pet fees are non-returnable or non-refundable.
