The applicant is solely responsible for all application and screening fees, including the costs of credit, criminal background, eviction, income, and rental history verification. All screening fees are non-refundable, regardless of the application outcome. Tenant agrees to keep the property clean, sanitary, and in good condition throughout the lease term. This includes regularly replacing HVAC air filters, changing smoke detector batteries as needed, maintaining the yard and landscaping (including mowing and weed control, if applicable), promptly reporting any maintenance issues, and using all appliances and fixtures in a safe and proper manner. Tenant is responsible for the cost of repairs resulting from negligence, misuse, or damage caused by the tenant, occupants, or guests beyond normal wear and tear.
