Lease terms

The renter is responsible for all utilities, sewage, and yard maintenance. Last month's rent is due at the time of signing. A background check is required, and applicants must have a minimum credit score of 670. A 12-month lease is necessary, and smoking is not allowed. Renter's insurance is also required. To be considered, applicants must have a verifiable monthly net income that exceeds three times the rent. All adults over the age of 18 who will be living in the home must complete an application, which includes a $50 application fee. Pet policies will be evaluated on a case-by-case basis and are subject to restrictions. Previous evictions, service notices, late rent payments, neighbor complaints, or poor landlord references may result in denial of the application. Additionally, prior bankruptcies, outstanding bills, or debts in collections that lower the net income below three times the rent may also lead to denial of the application.
