Lease terms

*Minimum of 1 year lease. *Sorry, no pets. *Owners seeking tenant with credit score of 720 or higher ("Good" category classification or better). *Owners seeking tenant with strong rental history and documented combined income of $100,000+ *Security damage deposit is $1,800 and must be paid before move-in. *First month rent and last month rent to be paid before move-in. *Tenant responsible for all utility bills including electrical, water, sewer, garbage, etc. during lease term. *Tenant is responsible for mowing/maintaining side yard and back fenced yard closest to Unit A. *Maximum of two Unit A tenant vehicles allowed on driveway. Any tenant vehicles on property must be currently licensed and fully functional. *Owner will consider splitting last month's rent payment over several months depending on prospective tenant's credit and documented income. After discussion between owner and prospective tenant and if mutual fit/interest, rental credit application would be required before final decision regarding rental. Any running of rental credit application is by mutual agreement and applies to each unit occupant. If 2 adult prospective occupants = 1 rental credit application required for each. Owner's cost is $30 per rental application and that is the cost to be reimbursed to the owner by the prospective tenant. Rental credit applications are only run if agreed to by all parties. Owner will not accept reusable tenant screening reports.
