Lease terms

Utilities are INCLUDED up to the monthly historical average. Please drive by prior to requesting a showing. A general application and phone interview are required prior to a showing. Sorry, no exceptions. The Renter Application process includes a general application, a background and credit check, and income verification that is paid by the applicant. Final approval of lease depends on income verification showing 3x the rent income (via employment contracts, pay statements, and bank statements from all applicants), written acknowledgement of non-smoking of any substance, positive referrals from your employer, references and the prior landlords of each applicant. Once approved, $1,000 deposit will be due to secure the lease. Two days prior to the move in date, the first month's rent is due. Any Wire Transfer Fees are the responsibility of the Renter/Tenant and will be charged back accordingly. Tenants are solely responsible for keeping the house and premises clear of debris, waste, etc. NO SUBLETTING; NO listing/use as a SHORT-TERM RENTAL is allowed. NOTE: This property is STRICTLY NON-SMOKING/VAPING/E-CIGARETTES. ANY Evidence of Smoking/Vaping/E-Cigarettes INSIDE or OUTSIDE will result in a $500 cleaning fee. NO EXCEPTIONS. There is a mandatory $120 cleaning fee upon move out. Pet Fee: $150
