Lease terms

Lease Terms * Minimum lease term: 12 months * Monthly Rent: $4100 * Security Deposit: One (1) month's rent * Move-in Costs: First month's rent, last month's rent, and one (1) month's security deposit due at lease signing. * Utilities: Owner pays for water for normal residential use (up to $200/month). Any water charges exceeding this amount due to excessive or abnormal usage may be the tenant's responsibility. Tenant is responsible for electricity, gas, internet/cable, and any other utilities not specifically included. * No Smoking: Smoking or vaping of any kind is strictly prohibited inside the apartment and anywhere on the property. * Pets: No pets * Occupancy: Maximum occupancy in accordance with applicable NYC housing regulations. * Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. * Application Requirements: Credit, income, background, and eviction history will be reviewed. Applicants should have verifiable income of approximately 3x the monthly rent and satisfactory credit history. * Maintenance: Tenant is responsible for replacing light bulbs, smoke detector batteries (where permitted by law) and maintaining the apartment in clean condition. Tenant is responsible for any damage beyond normal wear and tear. * Alterations: No painting, satellite dishes, additional locks, or alterations without the landlord's prior written consent. * Parking: Street parking only. * Availability: Immediate occupancy available for qualified applicants.
