LEASE SUMMARY IMPORTANT TERMS & RESPONSIBILITIES Lease Term: 12 months Lease begins on: ____________________ Lease ends on: ____________________ After the lease ends, it automatically converts to month-to-month unless either party gives at least 60 days written notice. Rent Monthly rent: $___2700_ Rent is due on the 1st of each month. Rent is considered late after the 5th day of the month. A 10% late fee will be added if rent is not paid by the 6th. Returned checks will result in a $40 fee plus any late fees. Security Deposit Security deposit: $___2700_______ Deposit may be used for unpaid rent, damages, excessive cleaning, or lease violations. Utilities & Maintenance Tenant is responsible for: All utilities and utility setup fees Replacing HVAC air filters monthly Yard maintenance and mowing Gutter cleaning as needed Snow removal Providing garbage cans General upkeep and cleanliness of the property Garage / Property Notes Garage will be cleaned out and walls repainted prior to move-in. A new back porch will be built before move-in. The shed will be removed prior to move-in and is not included with the property. Occupancy Rules Only approved tenants may live in the home. Guests staying more than 10 days require landlord approval. No subleasing or assignment without written permission. No pets Property Rules Tenant agrees: No smoking inside the home No illegal drugs or criminal activity No excessive noise or disturbances No firearms discharged on the property No pets without written approval No vehicle repairs or oil changes on the property No waterbeds without approval Repairs & Alterations Tenant must notify landlord of maintenance issues promptly. No alterations, painting, additional locks, or improvements without written approval. Tenant is responsible for damage caused by themselves, guests, or occupants. Landlord Access Landlord may enter the property with 24-hour notice for inspections, repairs, or showings. Immediate entry may occur during emergencies. Move-Out Requirements Tenant must remove all belongings at move-out. Property should be returned clean and in good condition, normal wear and tear excepted. Failure to clean or remove belongings may result in charges against the security deposit. Default / Lease Violations The lease may be terminated for: Nonpayment of rent Lease violations False information on application Criminal or dangerous activity Failure to maintain utilities or property Additional Costs Possible additional charges Rekey fee for missing keys: $100 Lockout fee: $50 Lock change fee: $50 Insurance Landlord's insurance does NOT cover tenant belongings.
