Lease terms

12 month lease. Owner has water and Gas in their name, Renter is responsible to pay a percentage of water/Gas bill 50-100% depending on if other unit is rented. Renter is responsible for electric. Security deposit due at signing. * Resident(s) shall be responsible for changing the HVAC filters each month, at Residents expense * Resident(s) Shall be responsible for cleaning the dryer vent/duct a minimum of once per quarter * Resident(s) shall be responsible for replacing lightbulbs and refrigerator filter as needed, at Residents expense * Smoking in the home is strictly prohibited * Illegal and/or hazardous substances are strictly prohibited * Agent/Landlord(s) shall not be responsible for loss of food in the refrigerator/freezer due to appliance malfunction, loss of power, or any other conditions outside of their control. * Resident(s) shall have the house professionally cleaned within 5 days of lease termination. Failure to do so will result in the cost of that cleaning being deducted from the security deposit. * Resident(s) must notify Agent/Landlord if they're gone for more than 7 days. So property can be checked on incase of mishaps (Pipes Burst, water leaking, ect.) * Agent/Landlord(s) reserves the right to inspection of the property, interior and exterior at any time. Agent/Landlord will attempt to schedule with Resident 72 hours in advance. Resident(s) shall provide access for this inspection. * Agent/Landlord(s) shall conduct a walk-thru/visual inspection of the property, interior and exterior, 4 months prior to the expiration/termination of the lease agreement. Resident(s) shall provide access for this inspection. * Resident(s) understand that Agent/Landlord(s) will do their best to resolve maintenance issues in a timely manner, however, neither Agent nor Landlord(s) can control the availability of any contractor or 3rd party needed to resolve the issue. * For the purpose of the lease agreement, reasonable notice shall mean 24 hours. * If washer/dryer are provided, they are provided as-is and will not be replaced. * Resident(s) shall not flush "flushable" wipes or any other materials down the toilet except for standard toilet paper * Violating any of these terms shall constitute default and Landlord(s) reserve the right to terminate the lease agreement.
