# Lease Terms & Rental Requirements ## Lease Overview **Monthly Rent $1,195 **Lease Term 12 months *A 12-month lease is required to qualify for advertised promotional discounts.* Estimated Utilities Tenant is responsible for all utilities. Combined **water, trash, gas, and electricity typically average approximately $300 $400 per month depending on usage, season, and utility rates. ## Tenant Screening Requirements All adult applicants are subject to **background, credit, income, and rental-history verification**. Applicants must: * Have qualifying household income of at least **2.5x the monthly rent** * Meet income requirements **after recurring monthly debt obligations are considered** * Have acceptable credit and background screening results * Have **no prior evictions** * Have **no bankruptcies** * Provide a valid government-issued photo ID before touring * Provide documentation necessary to verify income and rental history **Please review these requirements before applying.** Once a prospective tenant passes the initial **background check, credit check, and income verification Proven Realty Solutions will provide the complete lease agreement containing all terms, conditions, fees, and responsibilities for review before signing. ## House Rules * No smoking on the premises * No illegal activity * Only individuals listed and approved on the lease may reside in the unit * Tenants are expected to keep the property reasonably clean and properly maintained * Tenant-caused damage beyond normal wear and tear may be charged to the tenant * Pets over 50 lbs. are not permitted * Approved pets under 50 lbs. require a 250 refundable pet deposit** ## Rent & Payment Policies **Rent Due 1st of each month by 8:00 PM **Late Payment $50 late fee plus $10 per day as provided in the lease and permitted by applicable law. Additional payment, default, and delinquency provisions will be detailed in the full lease agreement. ## Lease Termination A minimum **30-day written notice** is required as specified in the lease.
