Lease terms

Lease term: 12 months Monthly rent: Due on the 1st of each month Late fee: Charged after the grace period allowed by Texas law and as stated in the lease. Security deposit: Equal to 1 month's rent Application fee: Non-refundable (covers background and credit screening) Occupancy: Only approved occupants may live in the home. Pets: Allowed only with prior written approval. Smoking: No smoking or vaping inside the house or garage. Utilities: Tenant is responsible for electricity, gas, water, sewer, trash, internet, and lawn care. Maintenance: Tenant is responsible for replacing HVAC filters, keeping the yard maintained, and promptly reporting maintenance issues. Renters insurance: Required, with at least $100,000 liability coverage. Alterations: No painting, remodeling, or major installations without written permission. Subletting/Airbnb: Not allowed. Move-out: Professional cleaning required, and the property must be returned in substantially the same condition (excluding normal wear and tear). Renewal: Lease converts to month-to-month only if both parties agree in writing; otherwise, it ends on the expiration date. Notice to vacate: At least 30 days' written notice before the lease ends (or as specified in the lease).
