Lease terms

Lease Options: Month-to-month: $3,800/month 3-month lease: $3,675/month 6-month lease: $3,600/month 12-month lease: $3,500/month Security deposit equal to one month's rent is required and must be paid prior to move-in. Home is fully furnished and rented with all furniture, appliances, and household items included. Tenant must maintain all furnishings, fixtures, and appliances in clean and careful condition. Tenant is responsible for any damage, misuse, stains, scratches, or deterioration to furniture or property that occurs during the tenancy and exceeds normal use. A move-in inventory checklist of all furnishings will be completed and signed by both landlord and tenant. Utilities are included in the rent for month-to-month leases. For 3-month, 6-month, and 12-month leases, tenant is responsible for all utilities and must place applicable utility accounts in their name for the duration of the lease. Applicants must have excellent credit (preferred 700+), verifiable income of at least 3x the monthly rent, and must pass a background and credit check. Landlord may request proof of income, recent pay stubs, employment verification, and prior landlord references as part of the screening process. First month's rent and security deposit are due prior to move-in. No smoking inside the property. To maintain the condition, cleanliness, and quality of the home, pets are not permitted on the property. Subleasing, subletting, short-term rentals, or listing the property on platforms such as Airbnb, VRBO, or similar services is strictly prohibited. Only approved tenants listed on the lease may reside at the property. Long-term guests or additional occupants not listed on the lease are not permitted without landlord approval. Tenant agrees not to move, remove, or store any furniture without landlord approval. Tenant agrees to comply with all applicable HOA rules and community regulations. Illegal activity of any kind is strictly prohibited on the property and will result in termination of the lease. Parties, large gatherings, or events are not permitted at the property. Exterior security cameras may be installed at the front and rear exterior of the property for security purposes. Cameras monitor exterior areas only and do not record inside the home. A noise monitoring device may be installed inside the property to monitor sound levels only. The device does not record audio or conversations and is used solely to detect excessive noise or disturbances. Active renter's insurance is required throughout tenancy. Tenant is responsible for damages caused by tenant, occupants, or guests. Landlord's insurance does not cover tenant personal property or liability. Proof of renter's insurance will be required prior to move-in and upon lease renewal.
