Lease Terms & Application Requirements Thank you for your interest in this home! We are looking for residents who will care for the property and treat it with respect. Application Requirements * Each applicant age 18 or older must submit a completed rental application. * A background check, credit history, rental history, eviction history, employment, and income verification will be completed for each applicant. * Combined gross household income must be at least three (3) times the monthly rent. * Verifiable proof of income is required. * Positive rental history is preferred. * No prior evictions within the past five (5) years. * No outstanding landlord judgments or unpaid rental collections. * Applicants without sufficient rental history may be asked to provide a qualified co-signer or meet additional qualifying criteria. * All occupants must be listed on the lease. Lease Terms * Security Deposit: 2,400** * Lease terms available from 6 to 12 months. * First month's rent and security deposit are due prior to move-in. * Rent is due on the 1st of each month. * Tenant is responsible for all utilities, lawn maintenance, replacing HVAC filters as needed, and maintaining the property in good condition. * Renters insurance is required before move-in and must be maintained throughout the lease. * Smoking or vaping is not permitted inside the home or garage. Parking & Property Care * Parking is limited to two (2) vehicles in the driveway. * The exterior of the property must be kept clean and free of clutter or stored personal belongings. * Exterior gardens must be maintained. * Tenants agree to promptly report maintenance issues and help prevent avoidable damage. Pets * One cat or one small dog (20lb or less) may be considered with landlord approval. * Refundable pet deposit: $300 per approved pet. * Monthly pet rent: $30 per approved pet. * Breed, size, and other pet restrictions may apply.
