RENT IS AS-IS. Tenant acknowledges that they have inspected the property and accept its current condition, except for any items agreed to in writing before move-in. Tenant shall be responsible for all utility services associated with the property. The Tenant agrees to maintain the front yard, backyard, and all landscaped areas of the premises in a clean, safe, and orderly condition at all times. This includes, but is not limited to: Regular mowing of grass and lawn areas Removal of weeds Trimming of bushes, hedges, and tree branches General upkeep of landscaping to prevent overgrowth Proper disposal of yard waste The Tenant shall ensure that the yard is kept in compliance with local ordinances and does not become a nuisance or hazard. Any fines, penalties, violations, or charges imposed by the city as a result of the Tenant's actions, negligence, or failure to comply with city rules shall be the sole responsibility of the Tenant and shall be paid promptly. If the Landlord is charged for such fines, the Tenant agrees to reimburse the Landlord in full. Such charges may be treated as additional rent under this Lease. Failure to comply with the city rules may be considered a breach of the Lease. Tenant shall promptly notify the landlord of any maintenance issues, damage, malfunctioning equipment, or necessary repairs. Tenant shall be responsible for any damage caused by misuse, neglect, abuse, or failure to report maintenance issues in a timely manner. Appliances provided with the property are guaranteed to be in working order for the first six (6) months of tenancy. After six months, if an appliance fails due to normal wear and tear, the landlord and tenant agree to discuss and reasonably share replacement or repair costs as permitted by law. Tenants agree to use the washer/dryer properly, to not overload the washer/dryer. Tenants shall not dump cooking or any type of oil down the sink and shall only flush toilet paper down the toilet. Tenants are responsible for giving the Landlord notice when Tenants are on vacation or not on the premises for more than 14 days. EARLY TERMINATION CLAUSE: 60-day notice turned in, and 1 month rental as early termination fee. Landlord will not be responsible for replacement tenants. Tenants will keep responsibility for monthly rent until the contract end and when there hasn't been any tenant replacement.
