Lease terms

1. Tenant Responsibility for Utilities: Tenant shall be solely responsible for establishing, maintaining, and paying for all utilities and services serving the Premises during the term of the Lease, including but not limited to electricity, water, sewer, gas (if applicable), trash collection, and any other utility service, unless otherwise expressly stated in this Lease. Account Transfer Requirement: Tenant shall transfer all required utility accounts into Tenant's name and ensure continuous service no later than the Lease commencement date. Tenant shall provide proof of account transfer upon request by Landlord. Continuous Service Requirement: Tenant shall ensure that all utilities remain active and in good standing at all times during the Lease term. Disconnection, interruption, or failure to maintain utility service shall constitute a material violation of this Lease. Failure to Establish or Maintain Service: If Tenant fails to establish or maintain required utility services, Landlord may, after notice (or immediately if necessary to prevent damage), establish or restore service on Tenant's behalf. Charges: Tenant shall reimburse Landlord for all costs incurred, including utility charges, reconnection fees, deposits, and an administrative fee of $50 per occurrence, which shall be deemed additional rent and due with the next rental payment. End of Lease: Tenant shall remain responsible for all utility charges through the end of the Lease term and shall not disconnect services prior to vacating the Premises and surrendering possession. Damage from Utility Interruption: Tenant shall be responsible for any damage to the Premises resulting from failure to maintain utilities, including but not limited to frozen pipes, mold, or system damage caused by lack of power or water service. 2. Tenant Maintenance Obligation: Tenant shall maintain all exterior areas of the Premises, including lawn, landscaping, and yard areas, in a clean, safe, and sanitary condition. Grass shall be maintained at a height not exceeding 6 8 inches, and all debris, trash, and excessive weeds shall be promptly removed. Notice of Non-Compliance: If Tenant fails to meet these requirements, Landlord shall provide written notice of the violation. Such notice may be delivered by hand, posted at the Premises, emailed, or sent via certified mail. Cure Period: Tenant shall have no less than three (3) days and no more than seven (7) days from the date of notice to fully correct the violation, unless a shorter period is required due to health, safety, or municipal code concerns. Failure to Cure: If Tenant fails to remedy the violation within the specified cure period, Landlord may, at its sole discretion, enter the Premises (with proper notice as required by law) and perform or contract the necessary maintenance. Charges: Tenant shall be responsible for the actual cost of such services plus an administrative fee of $50 per occurrence, which shall be deemed additional rent and due with the next rental payment. 3.
