We will be including Heat, Electric, City Water, Lawn care, Trash and Recycling. The tenant will be responsible for Internet, Cable, maintaining a cleanly lawn for mowing, and snow removal from steps and driveway during the winter or hiring a service to do so with landlords' approval. *Heat/Electric capped at $600 total monthly between both GMP and VT Gas, with any excess going to the tenant. * Up to two cats are allowed, and one well-behaved dog will be considered on a case-by-case scenario. Each pet will require a $600 refundable deposit to cover any potential damages to the property. Due to insurance any dogs on the typical restricted breed list will not be considered for occupancy, no guarantees dogs of other breeds will be accepted. Tenant will be required to obtain a Renters insurance policy with $500K in personal liability coverages with the landlord listed as additional insured. There is no smoking (Tobacco or Marijuana) allowed within the home or on the premise, this is also a requirement from our insurance provider. Leases will be on an annual term; we will not convert to a month-to-month rental after first year.
