Terms at 28 Carriage Walk Ct

1. Unauthorized Occupants & Subletting "The Premises shall be occupied only by the persons listed on this Lease. Guests staying more than seven (7) consecutive days or fourteen (14) days in a calendar year require prior written consent from the Landlord. Subletting, assignment, or use of the property for short-term rentals (e.g., Airbnb, VRBO) is strictly prohibited and constitutes a material breach of this Lease." 2. Crime-Free & Nuisance Policy "Tenant, any member of the Tenant's household, or a guest shall not engage in criminal activity, including drug-related criminal activity, on or near the Premises. Tenant shall not engage in any act intended to facilitate criminal activity. Any breach of this provision shall be a material and irreparable violation of the Lease and good cause for immediate termination of tenancy." 3. Asset Protection (Maintenance & Reporting) "Tenant agrees to maintain the Premises in a clean and sanitary condition. Tenant MUST notify the Landlord immediately (within 24 hours) of any water leaks, mold, electrical issues, or structural damage. Failure to report maintenance issues that result in further damage to the property will result in the Tenant being held financially liable for the exacerbated damages." 4. Mandatory Renter's Insurance "Tenant is required to obtain and maintain a Renter's Insurance policy with a minimum of $100,000 in personal liability coverage for the entire duration of the Lease. The Landlord must be listed as an 'Interested Party' or 'Additional Interest' on the policy. Proof of insurance must be provided prior to receiving keys." 5. Right of Entry (Maryland Standard) "Landlord or Landlord's agents may enter the Premises at reasonable times to inspect, make repairs, or show the property to prospective tenants/buyers. Landlord will provide at least twenty-four (24) hours advanced notice, except in the case of a bona fide emergency (e.g., fire, active flooding) where no notice is required.
