Feel at home in this quaint 3-bedroom, 2-bathroom home in the Emerald Shores gated community in Miramar Beach, accommodating up to 12 guests. This home features a fully equipped kitchen with quartz countertops, a margarita machine, a blender, a traditional coffee maker, and a Keurig. The living area includes two sofas, a TV with standard cable, and a Queen pull-out Murphy bed. The master suite offers a King bed, TV, and an en-suite bathroom with a jacuzzi tub and separate shower. There is also a bunk room with triple stacked twin bunk beds and a third bedroom with a King bed and TV. A full-sized washer and dryer are available for guest use. Guests can enjoy access to two community pools, one of which is seasonally heated. Recreational amenities include basketball, pickleball, tennis, and shuffleboard courts. There is seasonal tram service to the private gated beach access, which includes a pavilion, beach wagon parking, restrooms, and showers. Parking is available for up to 2 vehicles in the driveway, with potential room for a third depending on vehicle size. A one-time fee of $30 per group is required for beach access wristbands. A maximum of 2 house-trained dogs are permitted with a $200 non-refundable pet fee per dog, and an additional $50 fee may apply for excess cleanup. A high chair and pack-n-play are available for tiny travelers. Situated on a cul-de-sac within the Emerald Shores gated community, this home offers convenient access from Highway 98 and Scenic Highway 98. It's just steps away from basketball, pickleball, and tennis courts, as well as one of the community pools. A short walk leads to a second, seasonally heated community pool. The private gated beach access, complete with pavilions, is located at the neighborhood entrance on Scenic 98, with close proximity to Kenny D's beach bar & grill. Quiet hours are observed from 10:00 PM to 7:00 AM. Smoking is not permitted on the property. Events are not allowed. Check-in is at 4:00 PM CST and check-out is at 10:00 AM CST. There is a $150 fine for unbagged trash on Tuesdays and Saturdays. A $30 fee is required for beach access wristbands. A community pavilion renovation will begin on February 1st. Violating house rules may result in additional charges or forfeiture of the security deposit. The living area includes a console table that doubles as a Queen-sized pull-out Murphy bed. This home is suitable for children and infants. No student groups or guests under 25 are permitted, including spring break groups. No underage drinking or illegal activity of any kind is allowed. Only registered guests listed on the reservation are allowed on the property. No unapproved visitors, drop-ins, or extra overnight guests are allowed. Do not rearrange furniture in the home. Any cleanup of bodily fluids will result in additional cleaning and sanitation charges. All issues or damage must be reported immediately. Travel insurance is strongly recommended.
