Lease terms

Cozy & Low-Maintenance Living: Rent: $3,150/month (Includes pool maintenance and solar lease an estimated $300 value!) Security Deposit: $3,150 (Due via cashier's check or money order within 24 hours of application acceptance) Application Fee: $40 per adult (18+) Quick Screening & Application Process: Applications are processed on a First Come, First Qualify, First Serve basis. Any omissions or falsified information on the application will result in automatic denial. To apply, every adult (18+) must submit an application and provide: 1. Proof of Income: 2 months of consecutive, recent paycheck stubs and bank statements. (If self-employed: Please provide your most recent tax returns). 2. Identification: A copy of a valid Driver's License or government-issued ID. 3. Rental History: Contact information for prior landlord references. House Rules & Policies 1. No Smoking, Vaping, or Drugs: Strictly prohibited on the premises. 2. No Pets: Assistance/Service animals are welcome in accordance with fair housing guidelines. 3. Utilities: Paid by the tenant based on actual billing and usage. 4. Renter's Insurance: Tenants are strictly required to purchase and maintain a renter's insurance policy. Tenant Qualification Criteria: 1. Income Requirements - Household Income: Combined gross income must be at least 3 times the monthly rent ($9,450/month). Verifiability: All income must be legal, provable, and paid directly to the applicant. 2. Credit Requirements - Credit Score: 650 or higher. History: No late payments, bounced checks, collections, or public records within the past 3 years. Note: Conditional acceptance may be considered on a case-by-case basis and will require a higher security deposit. 3. Rental & Background History Landlord References: Every applicant must have positive, verifiable references from previous landlords. Disqualifiers: Applicants will not be considered if they have a history of eviction, or a conviction related to the sale or manufacture of a controlled substance.
