Utilities: Paid by the tenant based on actual billing and usage. 4. Renter's Insurance: Tenants are strictly required to purchase and maintain a renter's insurance policy. Tenant Qualification Criteria: 1. Income Requirements - Household Income: Combined gross income must be at least 3 times the monthly rent ($9,450/month). Verifiability: All income must be legal, provable, and paid directly to the applicant. 2. Credit Requirements - Credit Score: 650 or higher. History: No late payments, bounced checks, collections, or public records within the past 3 years. Rental & Background History Landlord References: Every applicant must have positive, verifiable references from previous landlords. Disqualifiers: Applicants will not be considered if they have a history of eviction, or a conviction related to the sale or manufacture of a controlled substance.
