SECTION 3 COMMUNITY, NEIGHBORHOOD & LOCAL AREA Sun City Hilton Head is the Lowcountry's largest gated, age-qualified community, known across the region for the depth of its amenities. Residents enjoy four amenity centers, eight swimming pools (indoor and outdoor), a hot tub, fitness centers, tennis and racquet courts, a clubhouse, and hundreds of clubs and organized activities. Amenity access requires a CAM card (renter activity card) registered through Sun City Hilton Head Resident Services, available for a per-person fee paid directly to the Association. SECTION 4 UTILITIES & RESPONSIBILITIES For this furnished mid-term lease, the owner keeps your cost of occupancy simple: - Included by owner: natural gas, water and sewer, trash and recycling, cable, and internet - Electricity: included up to a $200 monthly allowance; usage above that is billed to the resident - Lawn care and landscaping: maintained by the HOA - Pest control: provided through the HOA - HVAC filter service: handled under the owner's service contract The only required monthly add-on is a Resident Liability Insurance policy at $14.95/month, which keeps liability coverage in place for the duration of the lease.
