The studio is heated and cooled by the main house system (typically kept at 75-77 F), with a small space heater and portable AC unit available for your preferred temperature. Tenant has full access to the studio and large private patio. Street parking is usually available right in front.

Terms at 278 Gull Pl
Term of Tenancy This is a month-to-month tenancy that begins on [Insert Start Date, e.g., Month Day, Year]. Either party may terminate the tenancy by giving written notice as required by California law (generally 30 days if the tenant has occupied the unit for less than one year; 60 days if one year or more). At any time after the first month, the Landlord and Tenant may mutually agree in writing to convert this agreement to a fixed 6-month term. If converted, the tenancy will end on the agreed date unless renewed or converted back to month-to-month in writing. Rent Monthly rent is payable in advance on the 1st day of each month. Rent is delinquent if not received by the 5th day of the month. A late fee of $85 (5% of rent) will apply. Security Deposit A security deposit of one month's rent is due upon signing. This deposit will be held in accordance with California Civil Code and returned (less any lawful deductions for damages, unpaid rent, or cleaning beyond normal wear and tear) within 21 days after the Tenant vacates and returns keys. Utilities and Services Tenant is responsible for all utilities, including electricity, gas, water, trash, and internet. The studio is heated and cooled by the main house HVAC system (typically maintained at 75 77 F). Tenant may use the provided small space heater and portable AC unit to adjust the room temperature as preferred. Furnishings The studio is available furnished or unfurnished at the Tenant's choice. If furnished, the following items remain the property of the Landlord: queen-sized memory foam mattress, 43" smart TV, dinette table, kitchenette appliances (microwave, mini-fridge with freezer, Keurig), basic dishes/utensils, and patio furniture. Tenant is responsible for any damage to furnished items beyond normal wear and tear. Parking and Access Tenant has exclusive use of the private studio and adjacent patio (accessed via private gate and flagstone path). Street parking is generally available in front of the property. Tenant has no assigned parking space. Maintenance and Privacy Landlord will handle major repairs. Tenant must promptly report any needed maintenance. Landlord respects Tenant's privacy and will provide reasonable notice before entering the studio (except in emergencies). Entry to the outdoor patio area will be limited to necessary maintenance (e.g., watering citrus trees). Rules and Policies No smoking inside the studio or on the patio. Quiet enjoyment is expected; Tenant must not disturb neighbors. Tenant is encouraged (but not required) to carry renters insurance covering personal belongings and liability.
