Tenant is responsible for: - lawn care (mowing, weeding, watering) - garbage - electric / gas - internet If it is anticipated that the tenant would like to make modifications to the property, landlord asks for prior discussion and written approval on significant modifications to home. Significant modifications could include larger / smart / automated locks, door hardware, railings, security systems / safety devices (especially ones that require drilling larger holes into walls / windows and updating physical features of the home's interior or exterior). All tenant modifications are the tenant's responsibility to inspect, maintain, repair, monitor or replace the device or improvement and tenant acknowledges that acknowledges that Owner has not designed, installed, tested, certified, monitored or warranted any tenant installed device or improvement. For emergency and access purposes, tenant shall provide all keys / access codes neccessary for lawful access to the property. Written Requests shall include: - The exact device being installed. - Who is installing it. - Who owns it. - Who maintains it. - Whether it stays or must be removed at move-out. - That the tenant assumes responsibility for failures, lockouts, battery failures, software/app failures, and damage caused by the device.
