Lease terms

Lease is for 1 year, June 1, 2026 to May 31, 2027. After the first year the lease becomes month-to-month. First month rent and security deposit due at signing of the lease agreement. Small pets under 40 lbs. allowed (1 cat and/or 1 small dog). No smoking inside the home or garages. No sub-leasing, no special event/parties (cannabis sessions, live bands/entertainment). Upon termination of the lease, deposit will be released after 14 days unless major cleaning and/or repairs are required.

This property is nestled in a nice quiet community on the south side of Lake Havasu City. The exterior portion of the property is monitored by security cameras in the front, sides and rear of the property for security purposes. The home is a single story, single family residence with 3 bedrooms and 2 bathroom open floor plan with sunken living room. "Paradigm" laminated wood flooring throughout the open living spaces and one guest bedroom. New carpet in MBR and 1 guest BR. Home comes fully furnished (furniture and bedding can be removed) with all new electric appliances, a semi-new ice-making, water dispensing refrigerator, a set of new silverware, dishes, cups, coffee maker, toaster, and dishwasher. When the garage door is open, there's an alternate screen door that can be used with a pedestrian door. Completely landscape front and back yards with a concrete stuccoed block wall that encloses the large non-heated pool with 1100 sq. ft. of Travertine decking. Backyard has a covered patio with furniture and patio table. Tuff Shed to the rear of detached garage is not available.
