2.5 times the monthly rent in verifiable income Rent is due on the first (1st) of each month and late after the 5th Security deposit equal to 1 month's rent and the first month's rent (prorated based on move in date) are due prior to move in on July 15, 2026 or later o Any additional deposits and or fees for pets will be due prior to move in along with the above-mentioned fees Tenants will be responsible for all utilities o Electric, Natural Gas, Water/Trash, Cable/Internet, Alarm service (if desired) Tenants will be required to pass background, credit, rental, and criminal history checks o $50 non-refundable fee for background check o Only selected candidates will be required to pass the background checks and submit fees ($50) Pets are allowed with the following restrictions o Breed restrictions at owner discretion o No dogs larger than 75lbs o $400 non-refundable pet deposit o $50 a month additional for rent per pet (2 dog and/or 1 cat max) Tenant to maintain landscaping and yard Tenant will not leave unregistered or broken-down vehicles in driveway Tenant to replace air filters monthly (2) Tenant will be required to carry renter's insurance o Verified at move in o Policy must remain in effect for the entirety of the lease and verifiable upon owner's request SimpliSafe alarm system will remain o Tenants will be responsible for obtaining service in their name along with the monthly fee o Hardware remains the property of the owner and will stay with the home when tenants vacate the property Eufy cameras will remain o Eufy cameras require WIFI to operate, which is the responsibility of the tenants to obtain o Hardware remains the property of the owner and will stay with the home when tenants vacate the property TV wall mounts will remain o It is the tenant's responsibility to ensure their TV's will work with the mounts and are fully secured/supported by the mounts o The owners do not accept any liability for tenant's TV's should the mounts fail o Hardware remains the property of the owner and will stay with the home when tenants vacate the property
