1. Property Description The Landlord agrees to rent to the Tenant the single-family residence located at: 27670 Hollyoak Way, Menifee, CA 92585 Property Details: 3 Bedrooms, 2 Bathrooms, 1,616 Sq. Ft. 2. 1 Year Lease Term and new agreement is signed yearly. 3. Rent & Payments Monthly Rent: Tenant agrees to pay $3600 per month, due on the 1st day of each month, with a 7 day grace period. 4. Security Deposit Upon execution of this Agreement, the Tenant shall deposit with the Landlord the sum of $3600 as a Security Deposit. 5. Utilities & Services Tenant is responsibility for utilities and services. 6. Occupancy & Use The premises shall be occupied solely by the named Tenant(s) and their minor children. The property shall be used exclusively as a private residential dwelling. No business or commercial activities are permitted. 7. Maintenance & Repairs Tenant Responsibilities: The Tenant shall keep the premises clean and sanitary and promptly notify the Landlord of any required repairs. Landlord Responsibilities: The Landlord shall maintain the property in a habitable condition, adhering to all California health and safety codes. 8. No pets are allowed on the premises. 9. Smoking Policy Smoking of any kind (including tobacco, marijuana, and vaping) is strictly prohibited inside the residence and within the garage. 10. HOA & Community Rules The property is part of a Homeowners Association (HOA). The Tenant acknowledges receipt of and agrees to comply with all HOA rules, regulations, and bylaws. Any fines incurred due to the Tenant's violation of HOA rules shall be the financial responsibility of the Tenant. 11. Entry by Landlord The Landlord may enter the premises for inspections, repairs, or to show the property to prospective tenants/buyers, provided the Landlord gives the Tenant a minimum of 24 hours' written notice, except in cases of emergency. 12.
