You'll be taking over my lease, which started February 1st of this year and extends to January 31st of 2027, with the option to renew that lease after the term from the leasing agent, Ken Smith. Depending on move-in date, Ken will know better the exact figures of what's owed upfront, including application fees, with any potential pro-rated amount if not started on the 1st of the month. Dryer lint filter needs regular lint removal depending on use and HVAC air filters need replacing every 3 months. I've already bought enough HVAC filters to last the rest of the lease term and will be leaving those in the front closet for replacing. Just a few screws, pop the new one in when the time comes and you're good to go. Smoke detectors and thermostat will need periodic battery replacement and will let you know as they're running low.

About the building
I started renting this unit with roommate, Henry Wysopal, February of 2025.… I've greatly enjoyed my stay, it's got ample kitchen counter space and a wide open common area to personalize, I've just found that Sarasota in general isn't the right fit for me.
It's on the third floor of the building inside Pinewood Village with a ring of other one and two-story domicile buildings around it. Each unit has an outdoor closet on the floor, locked with the same key as the front door, for extra storage that I've been using to store the bicycle I get around on. There's also an elevator so you won't have to climb stairs getting in and out, unless you want the exercise.
Inside the unit, there's an open floor plan kitchen/common area. When you first walk in, the kitchen is on the right with an indoor window sill looking out onto the rest of the shared space. There's a small closet directly by the front door on the right before you hit the kitchen. The first door on your left is a wooden slider that leads to the bedroom/bathroom you'll be renting. Through the sliding door, to your left is the bedroom door and to your right the bathroom door. The bathroom has the in-unit stacked washer/dryer in the right corner, which you won't much notice unless in use. Never gets too steamy in there running the machines if you leave the door cracked to vent. Full bathroom with sink, toilet and shower. The entrance, kitchen, bathrooms and part of the common area are all tile floors. The tile stops half way(ish) into the larger common area and becomes carpet that extends into Henry's bedroom, the second door on the left, so that the common area is part tile and part carpet.
The bedroom itself has two windows, a closet with two sliding doors and an overhead lighting fan with wall switch.
Housemate details
You're roommate will be Henry Wysopal who works full-time at Target. He's pretty quiet, mostly keeps to himself in his room playing video games and keeping up with his friends back home. He's also bi-lingual, so Spanish speakers are welcome!
