Lease terms

LEASE TERMS 2750 Bowman Lane, Conway, AR Utilities: Tenant is responsible for all utilities associated with the property, including but not limited to electricity, water, sewer, trash(Conway Corporation) gas (Summit) and internet/cable services. Renter's Insurance: Tenant is required to obtain and submit proof of renters insurance upon move in. Yard Maintenance: Tenant shall maintain the yard by mowing regularly, keeping it in a neat and orderly condition throughout the lease term. Smoking: Smoking or use of tobacco products of any kind is strictly prohibited inside the premises. Violation may result in additional cleaning fees and/or lease termination. Parking: Vehicles must be parked in designated driveway/parking areas only. Parking on the grass or lawn is prohibited. Pets: Tenant is permitted up to two (2) pets, subject to Landlord's prior written approval of breed and size. A non-refundable pet deposit is required per pet, due prior to move-in. Subleasing: Tenant shall not sublease, assign, or transfer this lease, in whole or in part, without prior written consent from Landlord. Rent Due Date & Late Fees: Rent is due between the 1st and 5th of each month. Payments received after the 5th are considered late and subject to a late fee. Tenant Screening: All applicants must pass a background check and provide income verification prior to lease approval.
