Lease terms

Term Month to month tenancy and continuing until terminated by either party with 30 days' written notice. Rent $1,450.00 per month, due on the 1st day of each month. If rent is not received within 4 days of the due date, a late fee of $50.00 will be charged. Security Deposit $800.00 security deposit due at move in. Deposit will be held and returned in accordance with Arizona law following move out and inspection, less lawful deductions for unpaid rent, damages beyond normal wear and tear, and other permitted charges. Pets No pets are allowed unless the Tenant obtains written authorization from the Landlord in advance. If a pet is authorized, the Landlord may require a pet deposit and/or monthly pet fee and additional terms. Water Systems Maintenance Tenant is responsible for paying/replacing reverse osmosis filters approximately every 3 4 months and for supplying salt for the water softener system as needed. Tenant must perform these routine tasks or arrange for timely replacement to avoid damage. Smoking and Vaping No smoking of any substance and no vaping anywhere on the property, inside or outside. Violation is a material breach of the lease. Utilities and Services Tenant is responsible for payment of all utilities unless otherwise agreed in writing (examples: electricity, gas, sewer, trash, internet). Landlord will maintain major systems (HVAC, structural) unless damage is caused by Tenant. Maintenance and Repairs Tenant must keep the property clean and sanitary and promptly report maintenance issues. Tenant is responsible for minor repairs and replacements under $100 (e.g., light bulbs, RO filters). Tenant must not make structural or system alterations without Landlord's written consent. Insurance Tenant is required to maintain renters insurance with minimum liability coverage of $100,000 and name Landlord as an additional interest where applicable. Subletting and Assignment No subletting or assignment without Landlord's prior written consent. Access and Entry Landlord may enter the property for inspections, repairs, or showings with 24 hours' notice, except in emergencies. Move In/Move Out Inspection A joint move in inspection will be completed at possession. Tenant must return the property in substantially the same condition, normal wear and tear excepted. Security deposit deductions will be itemized. Compliance Tenant must comply with all applicable laws, HOA rules (if any), and community regulations. Parking Parking limited to 2 vehicles in designated areas. No inoperable vehicles or long term storage without Landlord approval. Default and Termination Either party may terminate this month to month tenancy with 30 days' written notice. Landlord may terminate for breach in accordance with Arizona law.
