Lease terms

RESIDENTIAL LEASE AGREEMENT This lease agreement is between the landlord and tenant for the rental of the above-mentioned property. The tenant agrees to pay rent on the first of every month without exception. Any payment received after the 5th of the month will be subject to a late fee. The tenant is responsible for keeping the unit clean and in good condition throughout the duration of the lease. No alterations, painting, or modifications to the unit are permitted without prior written consent from the landlord. The tenant agrees not to sublet the unit or allow additional occupants without landlord approval. Heat and water are included in the monthly rent. The tenant is responsible for any other utilities not specified in this agreement. The tenant agrees to promptly report any maintenance issues or needed repairs to the landlord in a timely manner. Pets are subject to landlord approval and may require an additional deposit. The tenant agrees to respect neighbors and keep noise to a reasonable level at all times. A security deposit equal to one month's rent is required prior to move-in and will be returned within 30 days of move-out, provided the unit is left in satisfactory condition. The tenant must give a 30-day written notice prior to vacating the property. The landlord reserves the right to enter the unit with a 24-hour notice for inspections or repairs.
