## Short-Term Lease Terms & Conditions Furnished 2-Bedroom Apartment 1. Utilities & Services Included * **Included in Rent High-speed Wi-Fi, water, standard trash removal, and basic cable/streaming package. * **Electricity Tenant is strictly responsible for paying the electric bill. An itemized breakdown of the electric charges will be provided to the tenant monthly for direct reimbursement or payment. 3. Payment Terms & Schedule * **Rent Due Date Rent is strictly due on the **1st day** of each calendar month. * **Late Fee A late fee of 50** (or 5% of the monthly rent) will be assessed if rent is not received by the **5th** of the month. * **Accepted Payment Methods ACH transfer, credit card (subject to processing fees), or electronic portal payment. Cash is not accepted. 4. Security Deposit & Damage Policy * **Purpose The security deposit ($1,800) covers any physical damage to the property, missing inventory, unpaid electric utility balances, or excessive wear and tear beyond normal use. * **Return Timeline Deposits will be inspected and returned via electronic transfer or check within **21 days** following the official lease end date, utility settlement, and key handover. * **Inventory Checklist A detailed inventory of all furnishings, appliances, and housewares will be provided upon check-in. Tenants must note any discrepancies within **48 hours** of move-in. 5. Cancellation & Early Termination * **1-Month Term Non-refundable once paid. Extensions must be requested in writing at least 15 days prior to expiration. * **3-Month & 6-Month Terms Early termination requires a **30-day written notice** and forfeiture of the security deposit as an early termination fee, unless a military clause or verified emergency relocation applies. 6. Occupancy, Subletting, & Rules * **Maximum Occupancy Strictly limited to **4** registered occupants. Unregistered overnight guests are permitted for a maximum of 3 consecutive days. * **Subletting Subletting, assignment, or listing the property on short-term rental platforms (e.g., Airbnb, Vrbo) is **strictly prohibited**. * **Smoking Policy Smoking of any kind (tobacco, vaping, cannabis) is **strictly prohibited** anywhere inside the apartment or building common areas. A remediation fee of $300 will be charged if violated. * **Pets * Pets are **not allowed**.
