MORE DETAILS This is a One-Year Lease. The owner pays for water, sewer, and trash, while the tenant is responsible for their unit's gas and electricity. The rent includes one space in the two-car garage. APPLICATION PROCESS Each prospect over 18 must fill out an online application with the fee for the background and credit check. Applicant(s) must provide a copy of each applicant's driver's license or picture identification card and their two most recent paycheck stubs (or two years' tax returns if retired or self-employed). Applicant must demonstrate an income of at least $2,925/month, have good rental and employer references, no prior evictions, be a non-smoker, have a clean background, demonstrate a responsible credit payment history, and be able to provide the $975 Security Deposit within 24 hours of application approval to secure the unit. Property is offered without regard to race, color, religion, national origin, sex, disability, familial status, or sexual orientation. PET POLICY I do allow animals, but I have a thorough pet application and approval process in order to prepare for the additional risk, neighbor complaints, and damages that pets can cause in my homes. My insurance providers have rules on prohibited breeds and increased premiums for allowing pets. Additionally, due to past pet damage and tenant negligence, my policies are to ensure that you will 1) properly care for your pet and 2) take responsibility for your pet's behavior. - ALLOWED ANIMALS: Neutered and spayed dogs and cats are OK, up to a maximum of 2 pets. - DANGEROUS BREEDS: Certain breeds are not permitted due to my home insurance requirements. - PET APPLICATION: A pet application is required, which includes proof of local licensing or tags and proof of up-to-date vaccinations. - MEET & GREET: A pet "meet and greet" is also required so the landlord can assess your pet's behavior and temperament in person. - PET SECURITY DEPOSIT: An additional pet security deposit in the amount of $300, which shall be refunded under the terms of the Lease Agreement at the termination of tenancy, provided all terms of the agreement are met. - PET RENT: A $25/month/pet fee will be added to the monthly rent for each pet to cover additional wear and tear and higher insurance premiums for renting to tenants with pets. - RENTAL INSURANCE: Tenant must carry renters insurance that includes pet liability coverage, which averages $14/month - CARPET CLEANING: Landlord/manager will have carpets professionally cleaned after tenant vacates at tenant's expense from their pet deposit.
