Lease terms

12-month lease. Tenant pays all utilities, including electricity, gas, water, sewer, trash, and internet. Landlord provides stove, oven, microwave, and dishwasher; tenant provides and maintains their own refrigerator, washer, and dryer. Tenant is responsible for routine maintenance, including but not limited to: basic lawn care and yard upkeep, monthly air filter changes, light bulbs, and periodic pest control. No smoking or vaping of any kind inside the home, garage, patios, or porches. No pets without a signed pet addendum; approved pets require a $500 non-refundable pet fee and $25 monthly pet rent per pet (service animals and ESAs accommodated in accordance with applicable law). Maximum of two vehicles on the property without additional landlord approval; no inoperable or unregistered vehicles. Renters insurance with a minimum of $100,000 in landlord liability coverage is required, with proof due before move-in. Rent is due on the 1st of each month and paid online through the resident portal. Tenant must comply with all applicable local ordinances and HOA rules. 60 days' written notice required to vacate at lease end.
