Lease terms

Renter is required to pay all utilities and transfer them into their name. This unit does require Natural Gas service to fuel the hot water heater and heat pump. First month's rent is due upon signing the lease. Lease agreement will be for 12 months minimum. Landlord will assume responsibility for repair and maintenance of appliances, and HVAC system. Landlord will inspect property quarterly with 48 hours notice to ensure proper maintenance of the property and to address seasonal maintenance on HVAC system. Landlord is also entitled to inspect property at anytime with 24 hours notice if deemed necessary. NO SMOKING IS ALLOWED INSIDE THE UNIT. Renter may smoke outside if necessary but must tend to waste properly. Landlord will provide a key to the pool, tennis court and mail. There will be a $25 replacement fee for any lost keys. Tenant is responsible for maintaining clean living space and is expected to be respectful of the property. HOA Rules: there may not be anything hanging off of the balcony. There may not be any trash or waste left on the balcony. Pets may not be left unattended on the balcony. Pet waste must be cleaned up immediately. Please use assigned parking spot and have visitors park in unassigned or Visitor parking.
