Lease terms

Fixed-term lease through February 28, 2027, with possible option to continue month-to-month by mutual written agreement thereafter. Monthly rent is $1,100, due on the 1st of each month (5% late fee if paid after the 5th). A security deposit equal to one month's rent is required upfront. Utilities included (internet, water, power & HOA dues), except if the power bill exceeds $130 in any month the excess is split 50/50, due within 5 days of the bill being presented. A/C should be switched off when vacating the premises. A cleaner is hired from time to time and the cost split equally. One set of keys provided (master building key, apartment key, mailbox key) renter is responsible for these. No pets. No smoking. No alterations to the property without written permission. Guests are welcome occasionally with advance notice; the room is for the renter's use only and may not be sublet or shared. The renter is responsible for minor repairs up to $150 per item where damage results from their own actions or negligence normal wear and tear excepted. Repairs above $150, or those involving structural, plumbing, or electrical issues not caused by the renter, are the landlord's responsibility. Any damage to furniture, appliances, or kitchen equipment through misuse is fully the renter's responsibility with no cap. All issues must be reported promptly.
