Lease terms

RENT & PAYMENTS Monthly Rent: $2,500/month, due on the 1st of each month. A late fee will be applied if rent is not received by 11:59 PM on the 3rd of the month. Security Deposit: $2,500 due at lease signing. UTILITIES & MAINTENANCE Renter is responsible for all utilities (gas, electricity, water, trash, and internet/cable). Renter is responsible for basic yard/lawn maintenance and keeping the patio clear. Owner provides refrigerator and access to community pool facilities. OCCUPANCY & PET POLICY No smoking or vaping permitted inside the premises at any time. Pets allowed on a case-by-case basis with landlord approval and applicable pet deposit/fee. Max 2 pets. TEXAS MANDATORY STATUTORY NOTICES Tenant Selection Criteria: Landlord's tenant selection criteria and grounds for application denial (criminal history, credit history, current income, and rental history) are provided upon request pursuant to Texas Property Code 92.3515. Right to Vacate: Tenants who are victims of family violence, sexual assault, or stalking may have special rights under Texas law (Tex. Prop. Code 92.016 / 92.0161) to terminate the lease early without penalty upon providing required documentation. Security Devices: Landlord will comply with keyless bolting devices, window latches, and pin locks requirements under Texas Property Code Chapter 92, Subchapter D.
