Lease terms

First month's rent, security deposit, and any applicable pet deposit/fee are due at lease signing. Maximum occupancy is strictly capped at 6 occupants; subletting and short-term rentals (e.g., Airbnb/VRBO) are strictly prohibited. Proof of a valid policy must be provided prior to receiving keys. Tenant is responsible for routine HVAC filter replacements and complete lawn, yard, and landscaping upkeep (including mowing front/back yards, weeding, maintaining plant beds, snow removal, and watering plants near the front porch). If the lawn exceeds 6 inches in height, the landlord will have the yard mowed and add the charges to the following month's rent. Optional recurring yard maintenance can be added to the lease for an additional fee upon request. This is a strictly non-smoking, non-vaping property. No smoking, vaping, or cultivation/use of illegal substances is permitted anywhere on the premises. Any violation of this policy constitutes a material breach of the lease, resulting in a $1,000 fee, immediate lease termination, and the initiation of eviction proceedings. Tenants must notify the landlord within 3 days of any change in the number of pets, which may adjust pet deposits/rent. Standard neighborhood quiet hours (10:00 PM 7:00 AM) are enforced. Parking is available in the attached 1-car garage and driveway, with legal street parking permitted. Early lease termination requires a $1,500 fee plus 2 months' rent.
