Lease terms

Minimum lease term is 12 months. A 6-month lease may be available upon request, subject to adjusted terms. Tenant is responsible for all utilities and HOA dues. After lease signing, tenants must complete and be approved through the HOA application process. Any HOA application fees or related costs are the responsibility of the tenant. The property includes a private garage for parking. Vehicles parked inside the garage do not require a parking pass. If the tenant has a second vehicle, an HOA parking pass may be obtained through the HOA, subject to their rules and availability. Pets are allowed with restrictions. A maximum of four pets total is permitted, with no more than two dogs and two cats. Dogs must weigh 40 lbs or less. Pet screening, deposits, or monthly pet rent may apply. This is a non-smoking property. Tenant must maintain active renter's insurance throughout the lease term. All tenants must comply with HOA rules, parking regulations, and community guidelines. Applicants will be required to complete a background, credit, and rental history screening as part of the application process. The home must be maintained in clean condition, and tenants are responsible for basic upkeep such as replacing HVAC filters and maintaining the property in accordance with HOA standards. Applicants should have verifiable income of at least 3x the monthly rent and a positive rental history.
