Lease terms

Due at Lease Execution: Security deposit. Income Requirement: Household monthly income must be at least 2x the monthly rent. Utilities: Paid by tenant. Smoking Policy: No smoking permitted in the home or garage. Pets: Small pets (up to 20 lbs) permitted with a non-refundable pet deposit. Appliances Included: Refrigerator, washer & dryer, and mounted TV. Application Process: Applicants must complete a Residential Lease Application and submit a valid driver's license and two (2) most recent pay stubs. Once preliminarily approved, applicants will complete an online credit and background screening and pay a $75 application fee. Verification of employment and rental history will be requested. Tenant Selection Criteria Disclosure (Texas Property Code 92.3515): By submitting an application, the applicant acknowledges that the landlord's tenant selection criteria may include factors such as criminal history, rental history, credit history, current income, and the accuracy of the information provided in the application. Providing false or incomplete information may result in denial of the application and/or loss of any application fee. Applicants who are denied and were not provided a copy of the landlord's tenant selection criteria are entitled to a refund of their application fee.
